What is covered in the home inspection?  

 

The home inspection is a visual inspection of the state of the home and it's components. Click here for the InterNACHI Standards of Practice for Home Inspections. 

 

Why get a home inspection? 

 

The purchase of a home is one of the largest single investments you will make. A thorough inspection with a qualified inspector will allow you to identify issues that could be expensive later or would be safety concerns. The inspector can evaluate components that are defective and in need of correction, things you may want or have to consider replacing in the near future and maintenance items that can protect your investment.  

 

What if I fail my home inspection? 

 

The home inspection is not a pass or fail test. The condition of the home is inspected and a report is given to the client identify various defects that may need urgent attention. The inspector will help you understand various components of your electric system, shutoff valves and fuel supplies. You will also gain information on the structure of the house such as the foundation materials, roof system and framing style.  

 

How much is the inspection? 

 

The inspection amount will vary based on the size and age of the house and the other items that the homeowner would like to be inspected. For instance a test to identify if radon or identifying wood destroying insects are present or the quality of water from a well may be an additional charge that would not be included in core home inspection.  

 
Do I need to be present at the home inspection?  

 

It is up to the client to decide if they would like to be present for the home inspection. The client will receive a detailed report within 24 hours describing the home's condition. It is recommended for the client and if desired the client's agent to be present as the home inspector will be able to describe observations in detail and allow the homeowner to ask specific questions on what they are observing with the inspector. It is not advisable to have the seller's agent attend as some of the discussions between clients and inspectors would be uncomfortable.  

 

How long will the inspection take?  

 

Typically 2-3 hours on site. This could vary with the size or age of the home and any ancillary inspections requested.  

What if my home is outside of your typical coverage area?

Diamond Cross Home Inspections covers all of Central Ohio including Columbus and surrounding suburbs. If you are outside of a 30 min travel time a reasonable travel fee may be charged, but this will be disclosed prior to inspection. Local areas include: Hilliard, Dublin, Upper Arlington, Powell, Lewis Center, Westerville, Worthington, Gahanna, Blacklick, Galloway, Grove City, Canal Winchester, Plain City, West Jefferson, Groveport, Pickerington, Plain City, Marysville, Sunbury, Delaware, Galena, Newark, Granville, Heath and surrounding Areas. 

We also service the following counties, Delaware, Fairfield, Franklin, Licking and Union.
